Dear Kay and Bill,
Awhile back I was in a tough situation. I was struggling with the mortgage on my loft which is a rental with B of A. I bought it when the market was at it's peak, the value has plummeted and so has the rental market. The monthly payment, on an option arm, was $4231. I was only able to rent it in this market for $2800, costing me $1431, out of pocket each month. I was current and willing to do anything except go delinquent or let the property foreclose. My credit means the world to me and I've spent years building it. So I started looking into my options. I did as Bill had mentioned and a found through a non-profit the number for a local HUD counselor. I also spoke to a friend at work who gave me the number for the National Housing Group. After conversations with both I moved forward with the HUD agency and their free service. I sent in all my information to them and they contacted B of A. I thought everything was taken care of. After 2 months had passed I hadn't heard anything from B of A, HUD or the counselor. I tried tracking him down and finally got a hold of him. He informed me they only send my paperwork in. They don't do any follow up phone calls or any follow up at all for that matter. I asked what their success rate for this system was?!?! It is after all a free service. So I turned back to National Housing Group. They explained in detail all the services and follow up they offer, their success rate and their money back guarantee, etc. I figured what did I have to lose and i couldn't keep up at the rate I was going anyway. The whole process took around 67 days form start to finish. I received a fixed 5 yr modification with a new monthly payment of............ $2239. I couldn't believe it. I am now able to collect a profit from my rental every month. I still check my statement every month just to make sure it's real. I would recommend NHG to anyone.
P.S. Bill did get part of it right though. It was a temporary mod or "trial" for the first 3 months but after I made those 3 payments on time it became fixed and I signed new permanent paper work to prove it. Please respond with your email or fax # and I'll send you a copy of my mod if you'd like. I hope this helps. Good luck and Happy Holidays

The American Academy of Pediatrics recommends transitioning to a toddler bed between 18 months and 3 years of age. However, every child is different, and you should consider your child's individual needs and abilities when making this decision.
